Indiabulls to launch Rs 3,700-crore Dwarka Expressway project in October

Indiabulls Limited has entered into an agreement with a private landowner to oversee the development of a large residential project in Gurugram, along the rapidly developing Dwarka Expressway. The deal, announced in an exchange filing on August 25, will add an estimated Rs 3,700 crore to the company’s real-estate development pipeline and significantly expand its presence in the National Capital Region's residential sector.

The forthcoming project will span approximately 10.84 acres and is expected to offer a saleable area of 21 lakh square feet. Indiabulls reported that registrations under the Real Estate (Regulation and Development) Act (RERA) have been obtained for Phases 1 and 3. The company targets a launch date for the project in mid-October 2026.

With this addition, the company’s estimated gross development value (GDV) climbs to Rs 27,308 crore, up from Rs 23,608 crore as of the June quarter. As per its July portfolio update, Indiabulls’ pipeline consisted of 12 projects across launched projects, planned FY27 launches, and future developments, representing a total saleable area of 112.2 lakh square feet. Most of this pipeline, totaling nearly 87 percent by value as of the end of FY26, was concentrated in the NCR region.

What distinguishes the Gurugram agreement is its adoption of the development management model, meaning Indiabulls will not purchase the land outright. Instead, the land remains under the ownership of the original landowner, while Indiabulls assumes responsibility for functions such as project management, branding, marketing, and sales. The company emphasized in its communication with investors that this asset-light approach permits it to grow its project portfolio without significant capital outlay for land acquisitions. Indiabulls has not disclosed the specific commercial terms or expected development fees for this latest deal but has indicated an intention to replicate the development management and landlord-partnership structure in other Tier-1 markets including the Mumbai Metropolitan Region.

The announcement adds to a series of projects Indiabulls has lined up along the Dwarka Expressway. In March, it partnered with a private landowner in Sector 103, Gurugram, for a 2.38-acre commercial project estimated to have a GDV of Rs 600 crore. The company has further residential projects in Sector 104 and proposed developments in Sectors 99, 99A, and 105 in the city. Five projects, including locations in Gurugram, Mumbai, and Ludhiana, with a combined GDV of Rs 8,014 crore, are targeted for launch in FY27.

The Dwarka Expressway corridor continues to see heightened activity among developers. Signature Global launched its 1,798-unit Sarvam at DXP Estate in the area earlier this year and awarded construction contracts totaling Rs 920 crore for another Sector 37D project, reinforcing the region’s growing appeal for residential investment. According to PropEquity, between 2020 and 2024, 15,994 residential units were launched and 16,502 units sold along the expressway, while property consultancy data shows a corresponding rise in supply and prices.

Indiabulls Limited, formerly known as Yaari Digital Integrated Services Limited until October 2025, adopted its current name after receiving NCLT approval for a scheme of arrangement involving the merger of Dhani Services and Indiabulls Enterprises among other entities. The company’s latest moves underscore its strategy to scale growth opportunities in high-demand urban corridors using flexible partnership-driven development models.
